Selling Price

In Thailand, transfer of property ownership is subject to various Government taxes which amount in total to around 6.3% of the selling price (or, of the official appraisal value, assessed by the Treasury Department), whichever is higher. Such taxes are normally shared between seller and buyer.

Black Mountain Golf Club Membership Transfer

The transfer of the Golf Club Membership is subject to a levy of 100,000 baht by the Black Mountain Golf Club. Again, normally, this payment is shared between seller and buyer.

Owners Annual and Monthly Costs

(The size of total living area: 137.5 sqm)

  • Annual common areas maintenance fee:  THB 98,000+/- @TB 60 per SQM
  • Annual golf fee: THB 15,000
  • Annual club management fee: THB 15,000
  • Monthly utilities (electricity & water), approx. THB 2,000-2,500

The current Owners made a contribution to the “Sinking Fund” (reserved for major maintenance) when the Condo was originally purchased in 2016. There is no further payment due but note that the new owner may occasionally be asked to make some discretionary contribution for any major building repair or other needs, IF agreed at the Owners’ AGM.
